Under the Regulatory Reform (Fire Safety) Order 2005, the "responsible person" for any non-domestic premises, and multi-occupied residential buildings (common parts), must ensure a suitable and sufficient fire risk assessment is carried out and kept up to date.

A fire risk assessment should be reviewed regularly — typically annually — and whenever there is a significant change to the building, its use, its occupants, or after a fire-related incident.

A Type 1 assessment is a non-destructive assessment of the common parts of a multi-occupied residential building. It is the most common baseline assessment for blocks of flats. Types 2–4 introduce destructive inspection and coverage of individual dwellings.

We provide specification, tender support and oversight of remedial works. As an independent consultancy we do not carry out the works ourselves, ensuring our advice remains impartial.
